Renters’ Rights Act 2025

The UK rental landscape is undergoing its biggest transformation in decades. Known originally as the Renters (Reform) Bill, it has now passed into law as the Renters’ Rights Act 2025.

What does it mean for Renters?

The headline change is the total abolition of Section 21 ‘no-fault’ evictions.

  • Periodic Tenancies: All tenancies move to a rolling monthly structure.

  • Right to Request Pets: Landlords cannot unreasonably refuse.

  • Ending Bidding Wars: Landlords cannot accept offers above the advertised price.

What does it mean for Landlords?

While Section 21 is disappearing, the Act introduces strengthened Section 8 grounds for possession if you need to sell or move back in.

  • Decent Homes Standard: All private rentals must meet a specific quality bar.

  • Digital Database: A new registration system for all landlords.

When does it come into force?

The main implementation date is confirmed for 1st May 2026.
