"I can't evict anyone anymore."

The Reality #1
False. You can still evict for rent arrears, anti-social behaviour, or if you want to sell/move in (using Section 8).

"Section 21 ends instantly on May 1st."

The Reality #2

Sort of. You cannot serve a new S21 from May 1st.
However, a valid notice served on April 30th remains valid for court action until July 31, 2026.

"Tenants can refuse any rent increase."

The Reality #3

False. Rent increases are limited to once a year via a Section 13 notice.
Tenants can challenge it via a tribunal if it’s above market rate, but they can't just ignore it.

"I have to let them have five cats."

False. You only have to be "reasonable."
If the pet doesn't fit the home, you can still say no—just be prepared to explain why in writing.
