The New “Information Sheet”: Is Your Paperwork Read for May 31st?

If you are a landlord in North Yorkshire, you’ve likely heard the whispers about the Renters' Rights Act for months. Well, the "big day" has arrived. As of May 1, 2026, the rules of the game have officially shifted—and there is one piece of paper that could cost you £7,000 if you forget it.

What is the "Information Sheet"?

Think of this as the new "How to Rent" guide’s more serious older brother. The government has released an official Renters' Rights Act Information Sheet that explains to tenants exactly how the law has changed for them.

It covers the transition to rolling (periodic) tenancies, the new rules on rent increases, and their right to request a pet. It’s designed to make sure everyone is on the same page, but the burden of proof is entirely on you, the landlord.

The Deadlines You Need to Know:

  • Existing Tenancies: If you have tenants who moved in before May 1, 2026, you must serve them this Information Sheet by May 31, 2026.

  • New Tenancies: For any new move-ins from May 1st onwards, you must provide a written statement of terms before the tenancy starts.

Why "Normal" Landlords Should Care

However, the penalties are no longer just a "slap on the wrist." A mistake here can lead to a fine of up to £7,000. Perhaps even more frustratingly, if you haven’t served this sheet correctly, you lose your right to use the new legal "grounds for possession" (the replacement for Section 21) if you ever need to sell the property or move back in.
